HBA have gained planning consent for this unique house on an incredibly constrained site.

The site is an existing tennis court, surrounded by a variety of protected mature trees. The brief was formed over time with the client to create a house that related to specific features of the site with framed views of special trees and external spaces that addressed long views out of the site. The design of the layouts created open plan rooms that merged with each other and the external spaces, creating a different mood at different times of the day.

The layouts pivots around a double-height top-lit entrance and staircase with a large picture window that offers a framed long view out of the site.

The family spaces at ground floor act as 'wings' looking out onto a sheltered central courtyard that captures the daily sun path and is focused on a large red oak tree, that dominates the site. These wings literally hover over the site with a piled sub-structure that respects the large root protection areas on the site.

The upper floors have bedrooms with more framed views of the tree canopies and flat roofs offer opportunities for roof terraces and green roofs
