31 Great Queen Street

Location | Covent Garden
Client | MCF
Status | Completed 2024

HBA were asked to refresh the finish and reconfigure spaces in this Grade II Listed building in the heart of Covent Garden.

Options were limited, with a number of existing features protected, such as the ornate timber screens with reeded glass on the first floor.

HBA looked to create a unified palette of materials across all of the floors while also bringing the office floors up to modern standards.

On the office floors, a mixture of old and new timber parquet floors unify the aesthetic with a restored pitch pine floor on the second floor the highlight. The floor was painstakingly refurbished and refinished, the floor needed extensive repairs from water damage and infilled areas from other floors.

WCs were reconfigured and an old disused store room in the basement converted into 3no. showers and changing area.

A undersused garage to the rear of the building was turned into a new secure cycle store accessed from the rear of the property, but with access to all floors via an existing lift.

New bespoke joinery has been created to conceal services and ductwork, while in the WCs old timber panels from the previous fit-out have been re-used and reconfigured into new contemporary wall cabinets reducing waste.
