HBA are retrofitting and extending this old police station in the heart of Fitzrovia, to create 55,000sqft of new private and affordable workspace.
The site spans between Whitfield Street and Tottenham Court Road and while the majority of the existing structural frame is being retained, both primary elevations are being replaced as part of the works to improve thermal performance, aspect and usability, with new opening windows and juliet balconies.
The new brick and stone Whitfield Street elevation overlooks Crabtree Fields, a small pocket of green space with 2no. new roof terraces and private loggia balconies also ensuring all office floors have access to external amenity space.
Through extensive dialogue with LB Camden, HBA have also added a new extended top floor with roof terraces, replacing old plant rooms.
New MEP services are designed on a floor-by-floor basis with on-floor MVHRs concealed above bespoke acoustic ceilings with integrated LED lighting.
The ground floor onto Whitfield Street has been animated with a new office reception, an affordable duplex office unit and private self-contained duplex office unit all benefitting from part of the ground floor slab being cut back to bring daylight and visibility into the lower ground floor.
The project has been driven by a sustainable ethos from early design stages and is targeting BREEAM 'Excellent' with urban greening, including new green roofs, PV cells on the roof and reused raised access floors.
New cycle storage has been introduced at ground floor linked to showers and 'best-in-class' changing areas in the lower ground floor.
